Every single property should be staged in order to sell fast for the most amount of money. I stage properties in such a way that they are not only optimized to look amazing in photos, but so that buyers can truly envision themselves living in your home. Staging is done for you completely free of charge. Most of my listings receive multiple offers within days of going on the market, and sell for at least or above sales price. Staging works. Lighting, angle, and quality of photos is just as important as staging. Photos are displayed on every Web site that Buyers visit, and it's the photos that bring Buyers to your door. Even the best staging loses impact if poor quality photos are taken, which is why professional photos with the best lighting taken by high-end photographers is crucial. All my listings have photos taken by professional photographers free of charge. In addition, a custom website and color brochures are done for every listing.

Finally, the best staging and photos still will not sell your home if the pricing isn't right. Before putting a home on the market, I run comps of previous sales, currently listed properties and any properties in the system that are listed as Coming Soon and review everything with you. This will give you a complete overview and understanding of what your property should be priced at. In addition, we will review any updates and upgrades you have made over the years, since those features can also be factored into pricing. 

Once I have listed your property, I handle all showings and offers. I keep you updated every step of the way so that you know how many showings your property is getting. I also regularly check on vacant properties at least twice a week. If you decide to move forward with an offer after we review it, I handle all negotiations and working with you so that you are aware of contingencies, deadlines, and progress. My goal is to negotiate on your behalf the entire way through the process so that the deal is most advantageous to you, and you feel confident that you know where we are every step of the way.

I also regularly check on vacant properties at least twice a week. If you decide to move forward with an applicant I handle collecting the security deposit and 1st month's rent, plus drawing up and securing signatures from all parties on the lease. My commission is the 1st month's rent, and that is only collected if you sign a lease with an applicant.

Finding and Securing Your Rental Home

YOUR NEW RENTAL HOME

Competition for good rental homes in Northern Virginia is fierce. Properties close to government and military installations, in sought after school districts, or close to major roadways go fast. I'll tour with you as many homes as it takes until you find the home of your dreams, but once we find it we need to move immediately to secure it for you. Here are the steps we will take.

1. SUBMIT PAPERWORK

All properties require a rental application to be filled out, proof of your salary, and a non-refundable processing fee that can range from $35-$75 per 18 year old and above. In addition, some rentals require a deposit in the amount equal to a first month's rent. And, some of these rentals require these payments in certified funds/cashier's checks. To prepare for this, download this rental application which will help you in putting together your information, obtain proof of salary as outline on page 2 of the rental application, and make sure you have the funds you'll need in your bank account (transaction fee + amount = to 1st month's rent).

1. LEASE AND MOVING FORWARD

I will go through all your paperwork with you and double-check to make sure it is complete and we have everything we need. Then I will work with the Listing Agent to make sure your rental application is seen, and to present it in the best possible light. If your application is accepted, you will be asked to sign a lease, and your security deposit will be due at that time. In the event that your rental application is not accepted, we will move forward with touring other properties and repeat the process until we secure your rental home. In this market, it can take multiple attempts to secure a rental home, but I will stick with you every step of the way and we will find you your dream rental home!
